MANAGEMENT vs LET ONLY? -

Why would you want us to manage your rental property?

We all have busy lives and managing your own rental properties can be quite demanding.

Landlord's often say that their tenants are always contacting them. Well, tenants do have needs and once they have your details will contact you directly.

We can take all this additional work off your hands, updating you where necessary, providing you with good advice on any decisions that need to be made and always acting on your behalf.

We can also help you keep a check on new legislation, such as the requirement to secure bond deposits, Rent Smart Wales registration, the EPC requirements and any other changes in legislation that you need to be aware of. We will do our best to inform you and advise you on what you need to do to comply.

We are also members of the Tenancy Deposit Scheme (TDS Insurance based Scheme) and will facilitate the arbitration of any disputes between landlord & tenant regarding any claims against the bond deposit.

Above all, we fully understand the needs of a landlord to always have their rental property tenanted, to have the rent paid on time and to have as few issues to deal with as possible.

Maybe you are fortunate to have not experienced any issues with your tenants in the past, but the reality is that a tenancy may not run smoothly. You may find yourself in unexpected difficulty and you could potentially be facing expensive solicitor fees.

By instructing us to manage the tenancy for you, we will keep a check on any issues regarding the tenancy and can provide advice on what to do to resolve matters, primarily looking after your interests.

Maintaining your property can also be a headache for you, however Cardiff Estates & Lettings have a dedicated member of the team to coordinate all aspects of property management from arranging safety certificates, essential maintenance work as well as carrying out inventories and regular property inspections.

You may want to use your own contractors for any maintenance work where we can facilitate access, or you may prefer for us to take care of matters all together. Whatever your needs, we are here to make your life easier.

Remember, to self manage a rental property in Wales you must be licensed to do so.

Let us take care of managing your property, so that you don't have to.
