Terms and Conditions
1. Landlords will not be charged a management fee for the first 3 months of a tenancy once their property has been let under an Assured Short-hold Tenancy (AST) Agreement
2. Landlords will then be charged a 6% (inc VAT) management fee per month to be deducted from the rental income for the next 9 months
3. If the AST Agreement is for a period of less than 12 months the remaining term of this offer can be carried forward to the next signed AST Agreement
4. This offer applies to new property instructions for letting and therefore will apply to our existing landlords for any properties that are not currently managed by Cardiff Estates & Lettings.
5. This offer will also apply to any landlord transferring the management of their tenanted property from another agent to Cardiff Estates & Lettings subject to an administrative charge of ¼ months’ rent +vat
6. This offer will apply to a Let Only landlord client on agreeing a management contract with Cardiff Estates & Lettings for a new instruction, or mid tenancy subject to an administration charge of ¼ months’ rent + vat
7. This offer does not apply to any property that is already managed by Cardiff Estates & Lettings, rented within the last 30 days, or is currently being marketed by Cardiff Estates & Lettings
8. This offer is only available to a landlord signing Cardiff Estates & Lettings Fully Managed Service Agreement and accepting our standard terms and fees, which will apply subject to the conditions set in this offer
9. This offer will only be valid on the condition that Cardiff Estates & Lettings receives notification from Rent Smart Wales that the property has been linked to Cardiff Estates & Lettings as the Managing Agent for the property
10. Cardiff Estates & Lettings reserve the right to charge all costs in full equal to 14.4% (inc VAT) Management fee per month for the full period of the signed AST if the landlord does not comply with the terms of the offer
11. This offer can only be redeemed prior to signing our Management Agreement and agreeing to the terms of that agreement
12. This offer cannot be redeemed in conjunction with any other offer being promoted by Cardiff Estates & Lettings at that time
13. Cardiff Estates & Lettings reserves the right to change the Terms & Conditions of this offer at any time
14. Cardiff Estates & Lettings reserves the right to decide if this offer will not apply to a particular property and will exclude Licensed Houses of Multiple Occupancy (HMO)
15. Cardiff Estates & Lettings reserves the right to withdraw this offer at any time without prior notification or reason
